Driveways in Bemis collect oil stains, tire marks, and organic growth in the cracks. We treat those stains before washing so they lift instead of spreading. Concrete and asphalt both get clean, but the technique changes based on the surface.
Decks and fences need soft washing to protect the wood grain. High pressure can tear up fibers and leave you with splinters or uneven texture. The terms get used interchangeably, but technically power washing uses heated water and pressure washing uses unheated water. Both use high-pressure water to clean surfaces.
For most residential jobs, pressure washing is what you need. Heated water is helpful for cutting through heavy grease or oil—common in commercial or industrial settings—but it’s overkill for cleaning a driveway or deck at home. We use pressure washing for the majority of jobs and adjust the PSI and cleaning solutions based on what we’re cleaning.
If you’ve got a surface with baked-on grime or grease stains, we’ll assess whether heated water makes sense. But in most cases, the right pressure, the right nozzle, and the right cleaning agent will get the job done without needing heat.

That’s why we use soft washing for siding, painted wood, and composite decking. Soft washing uses lower pressure—around 500 PSI compared to 3,000+ PSI for concrete—and relies more on cleaning solutions to break down dirt, algae, and mold. It’s effective and safe for materials that can’t handle high pressure.
For wood decks, we also check the condition of the wood before we start. If it’s already splintering or rotting, we’ll let you know. Pressure washing won’t fix structural issues, and we’re not going to make them worse by blasting compromised wood. If your deck is in good shape, soft washing will clean it without tearing up the grain or forcing water into the seams.

After we’re done, the area is safe for pets and people as soon as it dries. There’s no waiting period or special precautions. Most oil stains, yes. How well they come out depends on how old the stain is and how deep it’s soaked into the concrete or asphalt.
Fresh oil stains respond well to treatment. We apply a degreasing agent, let it break down the oil, then pressure wash it away. Older stains that have been sitting for months or years are tougher because the oil has penetrated deeper into the porous surface. We can usually lighten them significantly, but complete removal isn’t always possible without resurfacing the driveway.
If you’ve got a stain you’re concerned about, we’ll assess it during the estimate and give you a realistic expectation. We’re not going to promise results we can’t deliver. Some stains need repeated treatments or a different approach, like driveway resurfacing, to fully address. We’ll tell you what’s possible and what your options are.
