A clean exterior isn’t cosmetic. It’s structural.
When mold and mildew sit on your siding or roof, they break down the material. That leads to rot, leaks, and expensive repairs. Regular pressure washing stops that cycle before it starts.
There’s also the curb appeal factor. Homes that look maintained sell faster and for more money. If you’re planning to list your property in the next year or two, exterior cleaning is one of the highest-ROI moves you can make. It’s not about impressing the neighbors—it’s about protecting what you’ve invested in.
And if you’ve got kids or pets, the buildup on your driveway and walkways isn’t just ugly. It’s slippery. It’s full of allergens. Soft washing removes all of it without harsh chemicals or high-pressure blasting that damages surfaces.
Clarita’s Cleaning is a family-run business that’s been serving Waban and the Greater Boston area for more than ten years. We’re not a franchise. We’re local, insured, and we show up when we say we will.
Waban homes are beautiful—and expensive. That means you can’t afford someone who doesn’t know the difference between soft washing a roof and blasting it with 3,000 PSI. We do. Our team uses the right technique for every surface, and we only use non-toxic, eco-friendly products that are safe for your landscaping, your kids, and your pets.
We don’t upsell. We don’t rush. And we don’t leave until the job’s done right.
First, we come out and give you a free estimate. No pressure, no gimmicks. We walk the property with you, point out what needs attention, and explain what we’d do and why.
Once you’re ready to move forward, we schedule a time that works for you. We show up on time with all our own equipment—commercial-grade stuff that actually works.
Before we start, we protect your plants, cover anything that shouldn’t get wet, and do a full walkthrough. Then we get to work. For most surfaces, we use soft washing, which is a low-pressure technique combined with biodegradable cleaners. It’s safer for your siding, roof, and deck than traditional power washing, and it lasts longer because we’re killing the organisms that cause the stains—not just blasting them off.
For concrete, driveways, and heavily soiled areas, we use higher pressure where it’s appropriate. When we’re done, we do a final inspection with you to make sure everything meets your expectations.

We clean house siding, roofs, driveways, walkways, patios, decks, fences, and more. If it’s outside and it’s dirty, we can handle it.
Waban’s climate is tough on exteriors. You’ve got humidity in the summer, freeze-thaw cycles in the winter, and plenty of shade from mature trees—all of which create the perfect environment for mold, mildew, and algae. That’s why most homes here need professional cleaning every 18 to 24 months, not just when they look bad.
We also offer deck and fence restoration, which goes beyond cleaning. If your wood surfaces are graying or splintering, we can strip, sand, and reseal them so they look new again. Same goes for graffiti removal—we’ve handled everything from spray paint on brick to marker on vinyl siding.
Every job includes a free estimate, full insurance coverage, and our commitment to leaving your property cleaner than we found it. We don’t cut corners, and we don’t leave a mess.
Pressure washing uses high-pressure water to remove dirt and stains. It works great on concrete, brick, and other hard surfaces. Soft washing uses low pressure combined with specialized cleaning solutions to kill mold, algae, and mildew at the root.
For most siding, roofs, and painted surfaces, soft washing is the better choice. High pressure can strip paint, damage shingles, or force water behind your siding where it doesn’t belong. Soft washing is gentler, safer, and actually lasts longer because it treats the problem instead of just covering it up.
We use both methods depending on what we’re cleaning. Driveways and walkways usually get pressure washed. Siding and roofs get soft washed. If you’re not sure what your property needs, we’ll walk you through it during the estimate.
It depends on how it’s done. High-pressure washing can absolutely damage your roof, especially if you’ve got asphalt shingles. It can strip the protective granules off the surface, which shortens the lifespan of your roof and voids most warranties.
That’s why we use soft washing for roofs and most siding. It’s a low-pressure method that won’t harm your materials but still removes all the organic growth that’s causing the stains. We’ve been doing this for over ten years in Waban, and we know how to clean every type of exterior surface without causing damage.
We’re fully insured, so if something ever did go wrong, you’re covered. But in a decade of work, we’ve never had a claim. That’s because we take the time to do it right.
Most homes in Waban need exterior cleaning every 18 to 24 months. If your property has a lot of shade, sits near trees, or gets limited sun exposure, you might need it more often—closer to once a year.
The timeline depends on how fast organic growth comes back. Mold and algae thrive in damp, shaded areas, and once they take hold, they spread quickly. If you wait too long, the stains get harder to remove and the damage gets worse.
A good rule of thumb: if you’re starting to see green or black streaks on your siding or roof, it’s time. Don’t wait until it looks terrible. By then, you’re not just cleaning—you’re doing damage control.
Not if it’s done correctly. We take steps to protect your landscaping before we start any job. That means pre-wetting plants, covering delicate shrubs, and using biodegradable, non-toxic cleaning solutions that won’t harm your grass or flowerbeds.
We also control water runoff so that dirty water doesn’t pool in your garden beds. If we’re working near sensitive plants, we rinse them thoroughly after we’re done to make sure no residue is left behind.
This is one of the reasons we use eco-friendly products. They’re just as effective as harsh chemicals, but they’re safe for your kids, pets, and everything growing in your yard. We’ve never killed a plant, and we don’t plan to start.
In most cases, yes. Oil stains are stubborn, especially if they’ve been sitting for a while, but we have commercial-grade degreasers and hot water equipment that can break them down.
The key is managing expectations. If the oil has soaked deep into porous concrete, we can usually lighten the stain significantly, but we might not be able to remove it completely. Newer stains come out much easier than old ones.
We’ll always be upfront with you during the estimate about what’s realistic. If we think a stain is too set in to remove, we’ll tell you before we start. No surprises, no overpromising. Just honest assessment based on what we’ve seen work over the last decade.
Yes. Deck and fence restoration is one of our most requested services, especially for older homes in Waban with wood exteriors that have been weathered by New England winters.
Restoration goes beyond cleaning. We start by stripping off old stain or sealant, then we sand down the wood to remove splinters and gray discoloration. After that, we apply a fresh coat of stain or sealant that protects the wood from moisture, UV damage, and rot.
The result is a deck or fence that looks brand new and will last years longer than if you’d left it untreated. Most wood surfaces need to be cleaned and resealed every two to three years to stay in good shape. If it’s been longer than that, restoration is probably your best option.
